Stanley Marketplace's First Holiday Season Under New Owners Moves Out to the Field

October 29, 2026

"Our business plan for the acquisition of the marketplace contemplates zero development," Chris Carroll, managing partner at Magnetic Capital, told Front Porch after his firm closed on Stanley Marketplace on Aug. 31. The price was $41 million for the 140,000-square-foot former Stanley Aviation building at 2501 N. Dallas St., plus the land next to it.

Stanley's first holiday season under new ownership puts its newest event outside, around fires on turf beside Westerly Creek that was a construction site a year ago. Camp Christmas will not return this year.

The Field Took Two Summers to Arrive

The lawn west of the building opened in stages. Front Porch reported that the first turf gathering area, two grassy fields with a new rock seating area near the playground, opened to the public on June 19 after more than a year of construction along Westerly Creek. A larger outdoor park area followed in August, after two years of work, in time for the marketplace's 10th-anniversary celebrations. On Aug. 21, Denverite's weekend roundup listed live music in The Field from 4 to 8 p.m., alongside an anniversary Creator Market.

The land under the turf is a big public project. Front Porch reported in April that the $14 million Westerly Creek project moved the old canal west and replaced it with a meandering creek, a filtration pond, native planting, and trails along a corridor between Montview Boulevard and 26th Avenue. The City of Aurora's project page lists the goals as more stormwater capacity, better water quality, a missing regional trail link, and new turf and event space. The money came from Aurora, the Mile High Flood District, Adams County's open space sales tax, and Stanley.

The work isn't completely finished. In June, Front Porch said 75 more parking spaces just west of the existing lot were unlikely to be done before late fall. In the fall, the paper reported that parking work was still going on. Anyone driving to a busy December evening should expect the lot to be in transition.

What Replaces Camp Christmas

Carroll told Front Porch that holiday plans for the Westerly Creek area were still being worked out when the paper went to press. He mentioned outdoor firepits and "exciting things for kids," and said the Giving Trees campaign would return in November. Those plans now have dates. S'mores in the Field runs on four December evenings, with fires, build-your-own kits, and classic or gluten-free options.

Kits cost $10 per person, or $12 for gluten-free. That makes it the only paid event on Stanley's holiday calendar. The Santa visits are listed as free. It is also the one event set entirely in The Field.

Here is the season in one place, including two dates outside Stanley that fall on the same week:

Date Event Where
Fri., Nov. 6, 6–9 p.m. First Fridays Creator Market, 45 local-artist booths Stanley Marketplace

Stanley hasn't posted Santa visit times consistently on its own pages, so check the events calendar before heading over. As of this week, the calendar also has no separate listing for Giving Trees or for a Stanley tree lighting.

What Stays Under the Factory Roof

Most of the calendar still happens inside the old factory. The First Fridays Creator Markets fill the building with 45 booths of local artisans from 6 to 9 p.m. The After Hours Market is a two-day indoor holiday market of local makers on Dec. 11 and 12, with later hours on Saturday.

The Santa schedule spans six dates. The lineup includes a sensory-friendly Santa, a Vietnamese Santa, an ASL Santa, Mx. Santa, and Black Santa, along with two Old Saint Nick days.

The Friday, Dec. 11 overlap is useful for planning. The After Hours Market opens at 4 p.m. and the first S'mores in the Field starts at 5. A family can shop inside, then walk out to the fires without moving the car. That weekend is the first time this December that the building and the creek side are both busy at once.

Why the Creek Side Carries the New Owner's Plan

In May, Axios reported on a JLL financing memo for prospective lenders. It sketched roughly 300 apartments in place of the south parking lot, a 150-room hotel, 10,000 square feet of retail, an entrance bar, and expanded outdoor programming. Carroll told Front Porch that the circulated package was a broker's debt material that his firm did not write, and that "their job is to sell what could be."

The one item on that list Magnetic has publicly taken up is the outdoor programming. Carroll told Front Porch that the Westerly Creek restoration is "very much a part of Stanley's future." He wants the area used for festivals, arts, recreational sports, farmers markets, and activities for all ages. He also gave a target. "I would love to increase foot traffic by 50% over the next couple of years," he said.

Inside, the tenant spaces come with inherited leases. Carroll said many of them are long-term with set rent increases, and that Magnetic is handling renewals case by case. The open space on the 20-acre site is the part the new owner can program right away. On the calendar, S'mores in the Field is the first holiday event held there, and it runs on four evenings. Carroll also told Front Porch that his team wants to work closely with nearby residents to learn what is working and to hear ideas.

Nov. 20 Pulls Central Park in Two Directions

Stanley sits in Aurora, just over the line from Central Park. The neighborhood's own holiday start is a few miles west. The Central Park Master Community Association's Winter Welcome runs Friday, Nov. 20, from 5 to 8 p.m. at 29th Ave Town Center, 7350 E. 29th Ave. The tree lighting is at 6 p.m., and the evening includes vendors, performances, hot chocolate, and Santa photos.

That same day, the Denver Post reported, Wayfair opens a two-story, 140,000-square-foot store at 8298 E. Northfield Blvd., with grand-opening events running through Nov. 22. The paper's October coverage of the Avenues at Northfield also named 3 Margaritas, Bubba's 33, and Pandora among the center's recent openings. For anyone driving from the south side of the neighborhood to the tree lighting that evening, Northfield's opening-weekend traffic is a reasonable thing to plan around.

Eastbridge has two newer places to eat before or after the lighting. 9News reported that Fire on the Mountain opened Sept. 16 at 10155 E. 29th Drive, Suite 160, in the former TAG Burger Bar space, with a heated patio next to a shared plaza. Front Porch noted that Hida Japanese Skillet & Grill has taken the former ChoLon space at 10195 E. 29th Drive, #140. Its menu leans toward vegetarian and vegan dishes alongside the meat options.

When Front Porch asked Carroll whether anything would change for regulars, he said the proof would be in customer experiences, including whether they stay the same before and after the sale. The first real test is the Friday, Dec. 11 crowd, with the After Hours Market running inside and the first fires burning in The Field from 5 p.m.

We follow changes like Stanley's new ownership because they shape how Central Park feels to live in from one season to the next.
